Pre-Construction Phase

Step 1:  Initial Consultation & Vision Planning

  • No cost initial meeting with the client to discuss lifestyle needs, design preferences, budget, and timeline.
  • Discuss owners lot or assist in lot selection (if not already owned).
  • Demo and discuss our on-line client focused project management software.  Accessible with a phone app as well!
  • Educate the client on the process, roles, and expectations.
  • Discuss financing requirements.

Step 2:  Design Rough Layout & Establish Rough Preliminary Budget

  • Design a rough floor plan concept based on the clients needs discussed in initial meeting.
  • We put together a detailed rough preliminary budget based on the concept drawing.
  • Rough budget is based on current and past projects and is for rough budgeting only.
  • Client is invited to create free user account on our project management software.
  • Meet with Client to discuss and review initial design concept and rough project budget.
  • Everything to this point if free of charge.

Step 3:  Professional Services Agreement (Design & Estimating Contract)

  • Sign design & estimating contract if client wants to move into full design and estimating phase of project.
  • Pay design & estimating deposit (amount based on complexity of the project).  This is a deposit and goes towards the cost of construction if the client proceeds to the construction phase of the project with Concept To Creation.

Step 4:  Design, Estimating, & Building Contracts

  • Work closely with the client to create a stunning home design that fits the client’s lifesytle, wants, and needs.
  • Design includes full building prints with a drawings required for construction.
  • Put together a detailed project estimate and construction contracts.
  • Review estimate, construction contracts, and final building plans with the client.
  • Sign contracts.
  • Pay construction deposit.
  • Proceed to the construction phase of the project.

Construction Phase

Step 5:  Permits, Groundbreaking, & Foundations

  • Submit required documents to local building authority and obtain building permit.
  • Begin making your finish selections guided by Concept To Creation’s in-house interior designer and customer service specialist.
  • Clear the lot and strip off top soil.
  • Set up erosion controls and temporary power.
  • Excavate for and pour the foundations and basement floor.

Step 6:  Framing

  • Frame walls, floors, and roof structure.
  • Install windows, exterior doors, and roof system.
  • Conduct framing inspections.

Step 7:  Mechanical Systems Installation

  • Rough-in plumbing, electrical, HVAC, and gas.
  • Conduct inspections of each system.

Step 8:  Insulation & Drywall

  • Install insulation based on job specs.
  • Hang, finish, and texture drywall.

Step 9:  Exterior Finishes

  • Build exterior deck.
  • Install soffit, fascia, and siding.
  • Install exterior brick or stone veneer.

Step 10:  Interior FInishes

  • Prime and paint interior walls and ceilings.
  • Install interior doors, trim, cabinets, and built-ins.
  • Install flooring, tile, countertops, and fixtures.

Step 11:  Final Details & Punch List

  • Install appliances and hardware.
  • Final walkthrough with client to create a punch list.
  • Address punch list items and touch-ups.

Step 12:  Final Inspections & Certificate of Occupancy.

  • Schedule final building and code inspections.
  • Obtain the Certificate of Occupancy (CO).
  • Final clean up and quality control check.
  • Final invoicing.

Step 13:  Move-In!

  • Client moves into their beautiful new home built will care from Concept To Creation!
  • Follow up with a 6 month and 11 month warranty visit.
